The mechanical system design for Lowcountry Orthopaedics includes packaged rooftop air handlers with hot water reheat coils and Variable Air Volume (VAV) boxes for zone-level temperature control. The HVAC system will provide required air changes, ventilation, pressurization, and filtration to comply with ASHRAE 170 and the FGI Guideline for Outpatient Facilities. Central plant equipment will include a high-efficiency gas-fired boiler hydronic system and a Building Automation System (BAS) for control of rooftop VAV equipment and the hot water system.
The electrical system design for Lowcountry Orthopaedics will consist of a 277/480V, 3-phase power distribution system with step-down transformers providing 120/208V power for lighting, receptacles, medical equipment, and building support systems throughout the medical office building and ambulatory surgery center. A diesel generator and Essential Electrical System (EES) will provide emergency power for life safety, critical, equipment branch, and other required standby loads in accordance with NFPA 99 and applicable healthcare facility requirements. Telecommunications infrastructure will include main and intermediate distribution frames connected by a multimode fiber-optic backbone, with Category 6A horizontal cabling for data, wireless access points, security systems, and building technologies. Pathways and infrastructure will also be provided for access control, video surveillance, nurse call, patient monitoring, and other required low-voltage systems.
The entire system will be designed to comply with State and Local codes, including the International Mechanical Code (IMC), International Building Code (IBC), and International Energy Conservation Code (IECC).
